Rooted in Music City

I’m Trey Sugg. If we sit down at the kitchen table, that is the name you’ll use. On the paperwork and public listings you’ll also see William (Trey) Sugg.

I was born in Nashville and grew up in Franklin. Middle Tennessee is not a market I studied from afar. It is home. I have watched Greater Nashville change, stretch, and fill in, and I still care about the Tuesday version of living here: the commute, the school drop off, the yard, the quiet porch, the lake Saturday. When people say they are “moving to Nashville,” they often mean a whole ring of counties. Part of my job is helping you name which one actually fits your life.

Middle Tennessee is not one market. It is a web of towns, corridors, and tradeoffs.

How I learned this work

My parents taught me to think about property as something you understand, not something you chase. That early investing lens stuck. I studied Economics and Finance at Middle Tennessee State University (Jones College of Business), with real estate coursework along the way.

After school I kept learning the way that counts: by doing the work. I have bought, improved, and held property myself across flips, rentals, and land. That owner side experience shapes how I talk through risk, repair, and return with clients. It does not turn this page into a scoreboard. I would rather earn trust deal by deal than dress up a bio with volume claims.

Today I work as a licensed Realtor with Realty ONE Group Music City, based in Franklin and serving Nashville and the Middle Tennessee counties around it. I focus on residential guidance for buyers and sellers, thoughtful help for people relocating in, investment consulting when that is the goal, and clear broker price opinions when you need a grounded read on value.

What working together feels like

I listen first. Goals, timeline, budget comfort, hard dates, the dog, the teenager, the home office. Then we narrow the map. Famous ZIP codes make great welcome packets. The right house fits your week.

I translate local. HOA packets, septic versus sewer, flood and drainage questions, how offers usually move here, what title and closing look like in Middle Tennessee. If you are coming from another state, we will walk the differences before you write an offer you regret.

I stay with the file. Showings, negotiations, inspections, insurance, and closing support, including clients who are still out of state. My aim is simple: help you tell a good house from a good story, and keep the process calm enough that you can still sleep.

What you can expect: I listen first. I explain the next step in plain English. I will not invent stats to sound impressive. If something is custom versus statute, I will say which.

Outside the transaction

Work matters. So does the rest of life. I’m a disciple of Christ, and faith shapes how I try to treat people. I care about family. I like to travel, hike, and smoke meats when the schedule allows. If we work together, you’ll get a straight advisor, not a brochure personality.

I don’t do hard sell. I do clear next steps. Reach out when you’re ready, and we’ll walk Middle Tennessee at your pace.
