Informational site only

This website is for general information and marketing about Middle Tennessee residential real estate. It is not a solicitation in any jurisdiction where solicitation is prohibited. Nothing on the site creates a client relationship by itself. A client relationship starts only when you and the brokerage complete the paperwork that says so.

Listing info, RealScout, and third-party data

Property search, Home Value tools, and listing details on this site may come from RealScout and MLS / IDX feeds. That data can be incomplete, delayed, or wrong. Photos, status, square footage, taxes, HOA facts, and school notes can change. Verify everything that matters with independent sources before you decide. RealScout and MLS providers have their own terms. Using those widgets means you also deal with their rules.

Free Guides

Free Guides and PDFs are educational. Downloading a guide or unlocking a soft-gate form does not make you a client. It does not create an agency relationship until brokerage paperwork is in place. Guides can go out of date as laws, customs, and markets move. Use them as a starting point, not a contract.

User conduct on forms

Use contact, newsletter, and guide forms for real questions and requests. Do not spam, scrape, flood, inject malware, harvest addresses, or submit abusive or illegal content. I may ignore or delete submissions that look like abuse, and I may block repeat offenders when the hosting tools allow it.

Intellectual property

Site design, original writing, logos I own, and original photos on treysugg.com are protected by copyright and related rights. You may browse and share links for personal, non-commercial use. Do not copy the site wholesale, scrape content for a competing product, or reuse branding without written permission. Third-party marks (including Realty ONE Group, RealScout, Google, and social platforms) belong to their owners.

Third-party links and widgets

The site links out to RealScout widgets, Google Business Profile / Maps, social networks, and other external tools. I do not control those sites. Their privacy policies and terms apply once you leave this site or use their embed. A link is not an endorsement of everything on the destination page.

As-is site; limitation of liability

This brochure site is provided as-is and as-available. I work to keep it useful and accurate, but outages, typos, stale listing data, and tool bugs happen. To the fullest extent allowed by Tennessee law, I am not liable for indirect, incidental, or consequential damages arising from your use of the site, guides, calculators, or third-party widgets. For direct damages tied to the site itself, any liability is limited to a practical amount: one hundred U.S. dollars ($100), or the amount you paid me specifically to access this free brochure site (which is usually zero). This limit does not try to wipe out liability that the law does not let a person waive, and it is separate from any duties that arise later under a signed brokerage agreement.

Indemnity (light)

If your misuse of the site, forms, or downloaded materials causes a third-party claim against me or the brokerage (for example spam abuse or scraped content republished elsewhere), you agree to cover reasonable costs of defending that claim to the extent the law allows. This is meant as a light, fair backstop for abuse, not a trap for ordinary visitors.

Governing law and venue

These terms are governed by the laws of the State of Tennessee, without wrestling over conflict-of-law rules. Courts in Middle Tennessee are the agreed venue for disputes about these website terms, unless a signed brokerage or transaction agreement says otherwise for that separate relationship.

Changes

I may update these Terms of Service when the site or practices change. The effective date above will update when material changes publish. If you keep using the site after a change, you are using the current terms.
