When a client of yours is buying or selling in Middle Tennessee, you need a local partner who protects your relationship, treats your client like their own, and keeps you in the loop. That is the standard I work to.

Why agents send clients here

You already know the referral problem. Your buyer lands a job in Nashville. Your seller’s sister needs to list a house in Murfreesboro. Your investor client wants a flip near the I-24 corridor. You are the trusted advisor in your market. You are not looking for someone who will “take over” the relationship. You are looking for a local process partner who can actually cover the ground.

I work Middle Tennessee every week: Davidson County and the surrounding counties that make up Greater Nashville in real life. Williamson, Rutherford, Sumner, Wilson, Maury, Montgomery, Robertson, Cheatham, Dickson, and the quieter counties people still mean when they say “near Nashville.” City core, Franklin and Brentwood premium suburbs, lake towns, growth corridors, rural acreage. Different week, different map.

What I handle at a high level:

  • Buyers relocating in, upsizing, first-time, or comparing counties before they write an offer
  • Sellers who need pricing, prep, and a clean path to close with local title customs in mind
  • Investors and flips who want diligence on condition, holding cost, and exit, without hype or invented ROI claims

Agents send clients here because they want coverage that matches how people actually live and move across this metro. Not a single-ZIP specialist who shrugs at Rutherford. Not a national call center that googles your neighborhood after the intro. A Music City native who grew up in Franklin, works with Realty ONE Group Music City, and can talk through commute tradeoffs, school conversations, and Tuesday-life fit without turning it into a chamber brochure.

I will not tell you I am #1. I will not invent a transaction count to win the intro. What I will do is show up locally, talk straight, and treat your referral like it still belongs to you.

Referral vs co-broke (quick clarity)

Let’s cut through the noise on two tools that get mixed up in peer talk.

Agent-to-agent referral is a prospect handoff. You introduce a buyer or seller who needs Mid-TN help to me (and our brokerages). I take the local representation work. We put the relationship and any compensation in a written referral agreement between firms before substantive work starts. That is the path this page is about.

MLS cooperation / co-broke is different. That is working together on a specific listed property — showings, offers, negotiations under the listing broker’s cooperation setup. Cooperation does not automatically mean compensation, and the MLS is not the place offers of compensation get posted anymore (practice changes effective August 17, 2024). If we ever cooperate on a listing, that is a separate conversation and a separate agreement path — not the same form, fee, or MLS field as a referral handoff.

I am happy to do either the right way. I will not blur them into one “referral/co-broke” blob.

How I treat your client

Your client did not choose me. They chose you. My job is to earn their confidence without rewriting that story.

Same care as my own clients. Same pace of listening. Same local translation. HOA packets, septic versus sewer, flood and drainage questions near the lakes and low ground, how offers usually move here, what inspection and insurance look like in Middle Tennessee, how title and closing typically run. If they are still out of state, we work the calendar and the video walkthroughs so they are not guessing from photos alone.

I am a process partner, not a personality transplant. Goals, timeline, budget comfort, hard dates, the dog, the teenager, the home office. Then we narrow the map. Famous ZIP codes make great welcome packets. The right house (or the right list price) fits their week.

I do not talk down to referred clients, and I do not rush them into a “local market is hot” pitch. When headlines get loud, I reframe to what is actually true on the ground. Calm under drama. Clear next steps. That is the same advisor voice I use with anyone who sits down at the kitchen table with me.

If something in the file gets stressful (inspection findings, insurance timing, a listing that needs a strategy reset), I stay practical. Options, tradeoffs, next call. Your client should feel looked after, not managed.

How I treat you (the referring agent)

Respect for the relationship comes first. Your client stays your client in the story we tell. I am the local hands. You are the trusted advisor who sent them.

I will not poach. I will not soft-solicit for future Mid-TN business behind your back. I will not treat the referral like it ends the day they land. Exclusive relationships other agents already have with clients matter — I stay out of that lane. Your long-term orbit with them stays yours.

Communication cadence (what you can expect unless we agree otherwise in writing):

  • Intro acknowledgment the same day when I can, and quickly if I am in showings
  • Criteria and plan after the first consult so you know what we are hunting or how we are pricing
  • Meaningful updates at the real milestones (offer, inspection, appraisal, clear to close), not a daily noise feed
  • A heads-up before anything that could surprise them or you
  • Closing summary and a clean handback so you can stay in their long-term orbit

If something goes sideways, you hear it from me with options, not after the fact on social media. If your client asks a question that is really about your long-term advice (portfolio, family timeline, whether to keep a home elsewhere), I loop you in rather than answering in a vacuum.

Compensation (educational, not legal advice). Referral compensation is agreement-based and negotiable between our brokerages. I do not publish a fee percentage on this page. We confirm terms in a written referral agreement before the work starts so nobody is guessing at the closing table. In Tennessee, that usually runs through our brokers using current Tennessee REALTORS® forms — including the RF 701 Referral Agreement path when that is the right tool for the file. I will not paste form language here; your broker and mine handle the current revision.

One more peer note, high level: cooperating on a listing and getting paid for a referral are not the same channel. Post–August 2024 practice changes, MLS is not the bulletin board for offers of compensation. Referral pay lives in the written broker-to-broker agreement, not in an MLS field.

Step-by-step: how a referral works with me

  1. Intro. You call, text, email, or use the agent form with the client’s situation and permission to connect. Share what you already know: timeline, budget range, must-haves, must-avoids, and anything personal that helps me not waste their time. I confirm receipt and get the written referral agreement started with our brokerages (current TAR forms via the brokers — not a form dump on this site).
  2. Consult. I meet your client (in person, phone, or video). We lock criteria or listing strategy, and I set up whatever buyer or listing paperwork the file needs on my side. You get a short readout so you are not in the dark.
  3. Work. Showings, pricing, negotiations, inspections, lender and title coordination — the Middle Tennessee version of the file. I run the local process. You stay the relationship owner.
  4. Updates. Milestone updates to you. If the plan changes, you hear why. No mystery radio silence, and no spam that makes you mute the thread.
  5. Close. We push toward a clean closing with local title customs in mind. Surprises get surfaced early. You get closing details and confirmation when keys exchange.
  6. Handback. After closing I send you a brief wrap: what closed, what they loved, any open items, and a thank-you that does not try to replace you. Their next chapter in your market still runs through you. If they ever need Mid-TN help again, the door stays open through the same referral path.

That loop is the product. Not a brochure promise. A working habit.
