Privacy Policy

Not legal advice. This page explains my practices for treysugg.com and related realty communications. It is not a legal opinion, and it is not a substitute for advice from your own attorney.

Who this covers

This policy applies to William (Trey) Sugg, a Realtor affiliated with Realty ONE Group Music City, and to the website at treysugg.com. Brokerage address for this brand: 600a Frazier Dr #123, Franklin, TN 37067. Phone: 615-943-1644. Email: suggsells@gmail.com.

I am an independent contractor affiliated with Realty ONE Group Music City. Services you receive through me are provided in that brokerage affiliation. This site is my agent marketing site, not a separate consumer product company.

What I collect

Website browsing

When you visit treysugg.com, standard hosting and CDN logs may record things like IP address, browser type, pages viewed, and approximate timing. The site is built for static hosting (for example Netlify). Those vendors process technical data needed to serve pages securely and keep the site online.

Contact, newsletter, and Free Guides forms

If you use a form on this site, you may share a name, email, phone, message, and (for Free Guides) which guide you want. Contact forms and newsletter signup post through Netlify Forms. Soft-gate forms on the Guides and Area Guides pages unlock PDF downloads after you submit. I use that information to respond, send the guide or market notes you asked for, and follow up as a Realtor when it fits what you requested.

Phone, text, and email

If you call, text, or email me at 615-943-1644 or suggsells@gmail.com, I keep what we discuss as needed to help you and to meet ordinary brokerage recordkeeping expectations. That can include contact details, property preferences, timelines, and notes from our conversations.

Lead magnets and PDF downloads

Free Guides and similar downloads are educational lead magnets. Submitting the soft-gate form is how you unlock the files. The form data (and which guide you chose) is treated like other lead information: so I can deliver the file and stay in touch about Middle Tennessee real estate unless you ask me to stop.

RealScout search, Home Value, and MLS / IDX

Listing search and Home Value widgets on this site are powered by RealScout, a third-party tool. When you use those widgets, RealScout may collect search criteria, contact details you enter there, and technical data under RealScout’s own policies. Listing display is MLS / IDX-style feed data from MLS providers through RealScout. It is not a dump of my personal inventory spreadsheet.

Google, fonts, maps, and analytics

This site loads fonts from Google Fonts. Footer and About links may send you to my Google Business Profile or Google Maps listing. Those Google services have their own privacy terms.

Measurement tools (Meta Pixel, Google Analytics 4, Google Tag Manager, and/or Google Ads) are wired in the site build but stay off until real IDs are pasted into site/config/analytics.json (or matching build env vars). When those IDs are present, Meta and/or Google scripts may load on pages and process usage / conversion events under their policies so I can see which pages and lead forms help people. When every ID is blank, the build injects no tracker scripts. See the setup notes in the repo writing folder for where I paste IDs. Until then, today’s live behavior focuses on forms, hosting, fonts, and widgets described above.

Social links

Facebook, Instagram, X, and LinkedIn links in the footer and elsewhere are outbound links to my profiles. Clicking them takes you to those platforms. I do not collect your social passwords through this site. If you message me on those platforms, that conversation lives on that platform (and may also land in my normal realtor follow-up), subject to that platform’s rules.

Cookies and local storage

Hosting, CDN, and form providers may set cookies or similar tech needed to run the site and forms. Soft-gate unlocks for Free Guides may also use browser storage (cookies or local storage) so a download stays available during your visit. You can clear cookies and site data in your browser anytime. Doing that may reset unlocks or other preferences.

How I use information

I use information you share to:

• Answer questions and provide residential real estate help in Middle Tennessee
• Send newsletters or Free Guides you requested
• Operate and improve this brochure site
• Meet legal, brokerage, and transaction recordkeeping needs

Sharing (no sale for money)

I do not sell your personal information for money. I may share information with vendors that help operate the site and my practice, such as hosting / forms (for example Netlify), email tools, RealScout, and standard brokerage / transaction parties when you are in an active real estate matter. Those parties should use the information to perform their service, not to buy a copy of your contact list from me.

Retention

I keep information as long as it is useful for our relationship, ongoing follow-up you welcome, and ordinary legal or brokerage recordkeeping. When something is no longer needed for those purposes, I delete or archive it in a practical way.

Your choices and requests

You can ask to access, correct, or delete personal information I hold about you by emailing suggsells@gmail.com or calling 615-943-1644. I will work through requests in a practical Tennessee / U.S. way. If a state or federal privacy law gives you extra rights that apply to this site, I will honor those rights when they apply. This page does not claim CCPA, GDPR, or similar formal certification on its own.

You can unsubscribe from marketing emails using the link in those messages (when provided) or by emailing me and saying you want off the list. Transactional or relationship messages may still be needed if we are working on a live deal.

Children

This site is not directed at children under 13. I do not knowingly collect personal information from children under 13. If you believe a child submitted information, email suggsells@gmail.com and I will delete it.

Brokerage affiliation

Real estate services are offered by William (Trey) Sugg as a Realtor affiliated with Realty ONE Group Music City. I am an independent contractor of that brokerage. Listing data shown through RealScout comes from MLS providers and is subject to their rules and disclaimers.

Changes

I may update this Privacy Policy when the site or practices change. The effective date at the top will move when material changes land. Continued use of the site after an update means you are seeing the current version.
